Real estate investing is the study of people and populations. Understanding the macro trends of what people want and where they are moving can provide a lot of value and insight to where the real estate markets might be heading. The results from the 2021 census are in. Thorold came in at number 8 on the top 10 list of the fastest growing municipalities in Canada with a 26.7% change from the 2016 to the 2021 census population. East Gwillimbury and the Blue Mountains were the top 2 at 44.4% and 33.7%, unsurprising as the trends from the last two years saw people rushing to cottage country away from city centres due to lock-downs and remote working environments.
Ottawa and Edmonton both were newly minted millionaires in terms of population, with 8.9% and 8.3% growth respectively to bring the total population of both cities just north of a million residents.
The Niagara Region saw on average higher than the national and provincial growth rates, as urban sprawl and population migration away from city centers became evident in the data. Below is a breakdown of population growth data for each municipality in Niagara from 2016 to 2021.
As you can see, the Niagara Region (except for St. Catharines) has had an average population increase larger than both the provincial and national average. With lower housing prices as compared to the GTA and positive growth forecasts, the region still looks to be a good place to invest! Combined with increased transit availability, industry and job growth, the work from home phenomenon, availability of cheap money, and historic housing shortages, we think that we will look back on 2022 in ten years and wish housing was as cheap as it is now. (Hard to believe, I know.)
