As we get into the busy spring market, there is a renewed interest in residential real estate in the Niagara Region. In fact, the demand has never really dissipated. Investors from all over Canada are making flyers and dropping them in mailboxes, there is cold calling going on and multiple offers on properties. To the average buyer, it is very tough to make sense of the market and where prices are at. Especially if you aren’t familiar with the Niagara Region, it is very tough to know where the good areas are, if market rents will support the prices, what the zoning requirements are in each municipality that limit your options, good contractors to use to complete your projects, good real estate agents that are familiar with the market, a quality property manager to manage the deal after completion, tenant placement, and staging to ensure the highest property value when trying to refinance or sell the asset. In short, you need all the local contacts to source, renovate and manage a deal from start to finish. This is all very daunting if you live several hours away and have to make multiple trips down into the region every week to self manage and source all your contacts. Wouldn't it be nice to have someone to rely on to help you when problems arise?
What can we do to help?
After an initial consultation, we provide macro and micro economic research reports on your chosen strategies and recommend target areas to look at that will help you to narrow down your search. What strategies work in what areas? What does the zoning require? Can we apply for a minor variance if we need to, or do we have to rezone? What are the urban boundaries and official plans for the region and each municipality? What is changing with transit and how is that affecting the real estate market? What neighborhoods are good and what neighborhoods should be avoided? What are market rents with real life examples, after repair values (ARV), and tenant profiles for a given area? What are some of things to look out for in rural properties vs something that is more urban? How can we take advantage of the trends we are seeing in the region to create wealth for ourselves and our families? What makes the Niagara Region a good place to invest in in the first place? All these topics and more will be covered in our conversations that includes a detailed, personalized PDF market report that will be sent to you after our call.
Good real estate deals are hard to come by. Every property seems to fly off the table the moment it is posted on MLS. There are a few exceptions, properties that have been sitting on the market for a little too long and have been snubbed by investors due to over pricing, unclear zoning regulations and a lack of imagination when it comes to bringing the property up to its highest and best use. These can be diamonds in the rough with the right planning and people on board. Off market deals also open up on occasion and our clients are the first ones to know when one becomes available.
Are you too busy or unable to manage an investment, but still want the passive income that comes with real estate investment? We can help you to invest in one of our current deals or new opportunities without having to deal with any of the headaches that comes with dealing with tenants, renovations, or late night calls that comes with investing in real estate. We provide joint venture opportunities for investors on cash flowing rental properties within the Niagara Region.

Every investor it seems is looking for a project that they can buy under market value and create an equity bump by performing key renovations, as well as create basement suites and additional units. Managing long distance renovations is never easy, especially when unforeseen issues arise during the process. It absolutely pays to have boots on the ground in your target market that can put out the fires that inevitably erupt during the process. As investors ourselves, we are aware the longer your renovations take, the more you spend in holding costs. We provide ease of mind during long distance renovations and can schedule and manage your trades to keep your budget on track and your renovation on schedule.
Is your renovation running over budget or would you like to use private money to fund a short term renovation project? We can provide short term renovation financing at competitive rates for the duration of the renovation and exit upon refinance or sale.
Finding and Placing Tenants
No one likes to drive over an hour each way to show your unit to a prospective tenant and then not have them show up. We can put you in contact with a trusted partner who can fill your property for you and manage all tenant showings. The best part is they keep you in the loop the whole time and you get final say on who ends up in your unit.
Nothing is worse than late night maintenance calls and dealing with tenant issues. Especially when you don’t live close to your rental property. We can put you in contact with our affiliates to get you top notch property management service. Pick from many different options such as a maintenance only service, and several stages of full property management services to keep your investment running in tip top shape.
Design and Staging to Sell
You know what the best part about real estate investing is? When you finally get to the end of the renovation project, and you have a long-term tenant in place or an accepted sale agreement after a flip. The best way to get the best tenant or price for your property is to hire a staging service that can make the place look great for the cameras. Research has shown that houses that are professionally staged sell faster for more. We can provide professional staging services so that your place is looking sharp and professional for the cameras and at showings.
